SMSF Loan FAQs

Can I redraw or refinance my SMSF loan like a normal mortgage?

No, and sort of.  This is a crucial difference with a normal mortgage that some brokers get wrong. Unlike standard mortgages, SMSF loans cannot be redrawn once paid down, even if you are ahead on scheduled repayments. You can refinance an SMSF loan at any time but you cannot increase the amount of the loan even if the value of the underlying property has increased.. This is why it’s so important to get the loan structure right from the start. We’ll help you understand all restrictions upfront so you can plan effectively. Some lenders offer offset accounts which can be helpful optimising cash in your SMSF.

How much can my SMSF actually borrow?

Your borrowing capacity depends on multiple factors including your fund’s balance, ongoing contributions, expected rental income, and the specific property type. Do I need to keep cash reserves in my SMSF after buying the property?

This depends on the lender and loan structure. While some lenders require a liquidity buffer, others don’t – and this can significantly impact how much you can invest. We know which lenders offer more flexible terms and can help you choose the right option for your strategy. At the end of the day, it’s your responsibility as the trustee of the SMSF to manage the SMSF’s cash and debt repayment obligations prudently.

How long does the SMSF loan process take?

Typically, the process takes about 8 weeks: roughly 2 weeks for initial assessment and strategy, 4 weeks for application and approval, and 2 weeks for settlement preparation. Having an expert handle the technical requirements helps avoid delays that often slow down the  SMSF loan approval process.

Can I get an approval without having a specific property identified for purchase?

Yes.  This is called a Conditional Approval.  It is quite common to give the borrower a high level of confidence they will be able to secure financing. It’s usually conditional on the lender being able to get comfortable with the ultimate property being purchased and a satisfactory valuation.  It is not a formal offer so there is some risk terms may change due to changed circumstances or the valuation outcome.  A conditional approval will not cost you anything.
